Most Arizona foreclosures are non-judicial trustee's sales under A.R.S. 33-801 and following, run by the trustee named in the deed of trust rather than by a county office. The trustee records the notice of sale with the Maricopa County Recorder, posts it on the property and at a Maricopa County superior court building, and holds the sale at the time and place stated in the notice: on the property, at a superior court building in the county, or at the trustee's place of business (A.R.S. 33-808).

  • Scottsdale City Code Article IX (Ordinance 4566) requires an annual city license for each short-term or vacation rental, liability insurance coverage, and written notice to neighbors within 30 days of receiving the license that lists a 24-hour emergency contact.
  • Arizona law (A.R.S. 33-1902) requires every residential rental owner to register the property with the Maricopa County Assessor, keep the information updated within 10 days of any change, and, if the owner lives out of state, designate an Arizona statutory agent. A rental may not be occupied until this registration is on file.
