- Ohio closings are usually handled by a title company. An attorney is not required.
- Transfer tax
- Ohio charges a conveyance fee of $1 per $1,000 of value statewide, and counties may add up to $3 per $1,000 more, for a total of up to $4 per $1,000 (0.4%). The seller usually pays it.
- Foreclosures
- Ohio foreclosure is judicial: the lender sues in the Court of Common Pleas, and the sheriff or a private selling officer holds the sale. The owner can redeem by paying the judgment, interest and costs until the court confirms the sale.
- Wholesaling and assignments
- Ohio's ORC 5301.95 (SB 155, effective March 2, 2026) requires a separate signed disclosure in bold 12-point type before a wholesale contract. Without it, the owner can cancel before closing.
