Georgia's transfer tax is $1 per $1,000 of the price (0.1%). The seller is legally responsible, though the contract can shift it. A buyer with a long-term loan also pays intangible recording tax of $1.50 per $500 of the loan, capped at $25,000.
Foreclosures
Most Georgia foreclosures are non-judicial sales under the power of sale in a security deed, held on the first Tuesday of the month at the courthouse after four weeks of newspaper ads. The owner must get notice at least 30 days before the sale, and there is no statutory right of redemption after it.

Georgia has no wholesaling statute. General broker law applies, and people acting for themselves are exempt.
